When Palm Jumeirah was first announced over 20 years ago, it was the first project of its kind in Dubai - a fully man-made island that would rise off the city’s coastline in the shape of a Jebel ali palm tree court. What seemed an impossibility back then has become not just real, but one of the most coveted addresses in the world. What many might not realise is that Palm Jumeirah was part of a larger plan by master developer Nakheel that comprised three islands, collectively known as the Palm Islands, located that would connect to key areas along Dubai’s coastline. Among those planned islands was Palm Jebel Ali, which was revitalised in early 2023 and has quickly become one of the city’s hottest and most anticipated waterfront projects.

What is Palm Jebel Ali?
Palm Jebel Ali is a mixed-use project designed to surpass Palm Jumeirah in every aspect. Twice the size of its predecessor, it spans 13.4 square kilometers with a trunk, 16 fronds, and a crescent encircling the island. The master plan divides Palm Jebel Ali into seven interconnected islands, all linked to the Dubai mainland via a central road running through the trunk. One of the highlights of this development is the luxurious hotel Jebel Palm Tree Court and Spa, offering exceptional amenities and services.
Over 80 hotels, resorts and leisure attractions are expected to be built on the island, and the project will also have around 110 kilometres of beachfront - the longest stretch of beach in the city - adding to Dubai’s cachet as the premier coastal lifestyle destination in the world. The plan is for at least 30% of the facilities at Palm Jebel Ali to be powered using renewable and alternative energy sources.
Nakheel has launched two phases of villas on the island, spread across four of the 16 fronds. The project has garnered tremendous investor interest and the launch of the next phase is imminent, with further launches expected over the course of 2024.

Villas on Palm Jebel Ali
As of September 2023, a total of 801 villas united have been released on Palm Jebel Ali. The villas are divided across two major collections - the Beach Collection and the Coral Collection, with each one offering a choice of unique architectural styles. Buyers can choose from 5 to 7-bedroom layouts, with prices starting at AED18.5 million.
Beach Collection
The Beach Villas on Palm Jebel Ali offer plot sizes of around 6,500 sq ft, with prices ranging from AED18.5 million to AED21 million. They are designed with a contemporary aesthetic and high-end finishes that complement the beautiful beachfront setting of the community.
There are 8 different designs to choose from: Blue Horizon, Provence, Indigo Ocean, Sapphire, Acquamarina, Tropical Mist, Azure Blue, and Mediterranean.


Coral Collection
The Coral Villas on Palm Jebel Ali offer larger plots, at 13,500 sq ft and upwards, with prices starting at AED31 million and going up to AED45 million. These contemporary homes take inspiration from the vivid sunset hues of the coral, providing a wonderful contrast to the azure waters of the Arabian Gulf.
There are 8 different designs to choose from: Hibiscus, Coral Living, Red Aurora, Porcelain Roses, Cranberry Sky, Terracotta, Redwood, and Ruby Sunset.
Premium Plots
Closer to the tip of the fronds, there is a limited number of Premium Plots available, where homeowners can build their own bespoke villas and mansions.

The Palm Islands
In 2001, Dubai announced the planned development of three artificial islands that would collectively be known as the Palm Islands. The original plan included Palm Jumeirah, Palm Jebel Ali and Palm Deira. Of these, only Palm Jumeirah ever reached completion, with the other two projects getting put on hold after the financial downturn of 2008.
Palm Jumeirah was completed in 2006 and began its first round of handovers. The island features apartment complexes along its trunk, villas and plots on the fronds, and a selection of premium resorts and branded residences along the Crescent - home to iconic buildings such as the Atlantis, Atlantis the Royal, and One at Palm Jumeirah. Some of the most expensive property sales in Dubai have taken place on the Palm, and it is now one of the most coveted luxury communities in the city.
Nearly 15 years after work on it had stopped, Palm Jebel Ali was relaunched in early 2023 to expand and enhance Dubai’s beachfront landscape. It is expected that the first villas will be handed over in 2027, though there is no opening date for the island yet.

Location & Connectivity
The Palm Jebel Ali project is located off the coast of Jebel Ali in the south of the city, which is known primarily as an industrial district but is being redeveloped as a residential and commercial district to rival Dubai’s more central areas. The project leads into the Canal District of Jebel Ali and is less than 10 minutes from Sheikh Zayed Road, with Dubai Marina and communities like Jumeirah Islands easily accessible to the northeast. Heading southwest leads to the emirate of Abu Dhabi, with the very popular Yas Island less than an hour’s drive away.
